I seek important, public information to share with my clients that I cite from a variety of professional news services, supporting my seventeen years of expertise on market value and conditions. Real estate markets are traditionally defined as seasonal for those actively in the market, and annual for non-participants. Markets are also defined by location, price and property style.
From 1991 to 1997 we experienced a stabilizing, or slack market where values were consistent and maintained. From 1998 through 2002 we experienced an appreciating sellers’ market. From 2002 to 2006 CT experienced a rapidly appreciating sellers’ market fueled by irrational exuberance, the Collateral Damage of Secured lending, and Dutch Tulip conditions, contributing to the financial market failures on 2008.

From 2007 to 2009 we experienced a topping and declining market. From 2010 through 2012 we experienced a steady decline and early formation of a buyers’ market as market highs of 2007 began to be resolved.

In 2013 we experienced a stable to appreciating market with rapid recovery or geographic bubbles, depending the interpretation of local, market specific data sets. Many people bought below the all time high of 2007 anticipating future market highs would surpass 2007. Southern Connecticut has seen scattered small value increases in through 1Q2015. In June 2015 CT was one of 5 states that saw depreciation of House Price Values. This is very interesting when you consider the rise in consumer price indices, rental costs and lower mortgage costs, making a property today similar in monthly cost to 2003 when 30 year mortgage rates were over 5%. In 2Q2016 all Connecticut metros were ranked  in the bottom 5% nationally for under appreciation.
I know you are weighing many of factors at this time including your long term goals, future plans, return on investment and the future direction of property values in Connecticut. In the long term price will rise because of inflation, a superior quality of life in Connecticut, preferable climate, shorelines and natural resources, leveraged values, higher taxes in New York and New Jersey, and the demand for quality New England communities.
