Regrading Professional Photography- I will present 16 megapixel images sized 4608 x 3456 pixels using a 55 degree Nikon Camera. A medium size JPEG file is 2400×3600 pixels in an  8″x12″ proportion structuring 300 pixels per inch, an 8 x 12″ photo quality print.

There will be no “Photoshop” or use of  35-50 degree cameras that many agents employ. This is an unethical material misrepresentation. You can view  a recent listing with multiple videos if you like. I may use a drone, however this technology is more show than substance as satellite photographs are easily available,

Factual videos will highlight the multiple values of  your property, not me, my ego,  and how I think your property is great. My homebuyers in 2021 will be well educated to discern values that support their priorities, and will view misrepresentation in listing as a red flag for other potential issues.

Your neighbors will be personally introduced your property with a hand delivered announcement, after which I will personally target your property on social media to potential buyers based on my proven strategy. t’s not how many views, it’s how many calls that has always indicated success in real estate marketing.

If you want to FSBO “sell it your self” remember you will participate in a secondary market that is perceived as undervalued. You may still pay a buyers agent (through a lower offer since buyer agents may have pre-existing, confidential agreements with “your buyer” about For Sale By Owners). You will still pay a conveyance fee. You will pay an attorney. You will buy Advertising. And have to manage the people who want to come in your house. How will you know they are qualified, or who they are? How will you know if they are employing customary practices? How will you respond to the home inspection, or other unknown situations that I have resolved daily for over 20 years. Is all that really worth the difference of me fee? I will deliver full service up front, with no fees due until I bring you to closing.

Remember, if my competition comes along and promises you 10-20% more, make sure you look at their comparable property report, which should have all the  houses within a mile of yours that are most similar. Listing for more more does not mean selling for more, it just means you offend and alienate the educated buyers.
